What should I look for in a Professional Home Stager?

An expert Stager should be able to talk knowledgeably about styling techniques and their services, have a good portfolio in their service type, provide recommendations from previous clients, hold public liability insurance, provides written quotations and business terms & conditions.

What Services do Home Stagers provide?

Home Stagers may offer a range of services including empty property staging, show homes, furniture rental, purchase of staging furnishings, occupied staging (where the clients are living in the property and may need help to declutter and style) and virtual staging services.

What should I look for in an Estate Agent?

Check the Agent –

Can promote your property on all major portals including Rightmove and Zoopla.

Offers social media marketing and local networking.

Is available to undertake most of your property viewings, arrive early to turn lights on, make additional efforts with property presentation and conduct a professional viewing.

Contract length.  A good Agent wants to win your business based on good service, not keeping you tied into a long contract.

Gives a realistic market price valuation. Overvaluing a property is detrimental to the sale. Agents who overvalue  to win business are likely to suggest a price drop in a few weeks and miss out on early motivated and committed buyers who've already checked the market and have finance in place. 

What can I expect to pay a Home Staging expert?  

On average staging costs between 1-2% of the property value for empty property staging, and varies according to the property value and whether full, partial or 'view' home staging is required. However, staging options start at a day rate for styling with photography photoshoot from £200 depending on the size of property and whether staging accessories are required for the shoot.

Furniture rental costs vary according to size of property and quality of furnishings recommended but a professional staging rental with expert removal team and stylists will charge from £1,000  - £4,000 per month .

Purchase show home services and furniture will vary from small apartments to large detached properties and the quality of goods design and professional service will be reflected in the price paid.

Hourly Rates for Home Staging Consultations and services such as decluttering vary according to the experience and portfolio of the stager as well as staging service type. Expect to book in advance and pay hourly rates from £30 and day rates from £200.  

Virtual Staging starts at £120 per image and a package of images per property will reduce the final rate. Professional photography is required of empty rooms to allow virtual staging to produce the best results.

What should I expect to pay an Estate Agent?

Depending on the value of your property Agents may contract a different percentage commission rate. 

Agents who spend more time overseeing your marketing, conducting viewings, managing the viewers, keeping buyers motivated and the sale on track will charge between 1.5 - 2.5% of the selling price or the valuation price.

Not all Agents are the same. The quality of service will reflect in a smooth process and successful result.

What to look for in a Professional Property Photographer

An expert photographer will have a good property photography portfolio to show you; use wide angled lens equipment and tripod and will edit images after the photo shoot. An expert photographer will spend a number of hours getting the best shots, getting lighting and angles just right, taking external shots and close up details.

Agent's who takes their own photos may not have the skill or equipment required for professional shots.  

Prepare the property before photographer arrives to get the best possible shots of all rooms. If you need help then a Home Stager can help to style your home or work at the same time as the photographer to bring styling props and present each room for the best shots. 

How do I find a trusted trades person to do work on my property before selling or renting?

House Wow Services only lists trades people and contractors who have had their credentials checked and belong to a bona fide trades association where further checks are made on their expertise and training.

What can I expect to pay an expert Property Photographer?

An expert property photographer will charge from £250 upwards depending on the size of the property and distance of travel. Property photography requiring dusk and dawn shots will cost more. Expert editing makes all the difference to the final results and this takes time which is factored into the price.

Drone shots, 3D video tours, 3D floorplans will be quoted separately and varies according to the size of the property. 

It’s worth considering contracting an expert photographer independently. If the Estate Agent contracts the photography for you check if the photos will be transferable to you if you decide to change agents later on.

What Services & Suppliers can you recommend for home movers &  rental accommodation?

We've searched for the best services including removal services, storage services, packaging, property finders, skip hire and junk removal companies and listed the best National and local businesses.

Property sellers need a good conveyancing solicitor and we recommend finding a reputable local conveyancer. Online conveyancing can be cheaper at the start, but you will always need to visit a local solicitor at some point for identity checks. A local solicitor will have better local knowledge and provide easier access to get documents signed.

Mortgage advice can be provided by a number of mortgage brokers. Check for the FCA Financial Conducts Authority regulator mark and compare product rates and terms.
